Another sign to watch for is requests for full payment upfront. While deposits are generally a standard practice, paying the full cost before any work begins can sometimes signal financial instabilityāor, in some cases, indicate a potential scam.
Ewer also advises against working with anyone who cannot provide proper licenses or insurance. āIf they canāt offer proof of coverage or claim itās unnecessary, itās usually a good idea to consider other options,ā she said. āIn the event something goes wrong on your property, you could potentially be held liable.ā
Rock-bottom bids might seem tempting, but they often carry hidden costs. Whether itās the use of lower-quality materials or surprise change orders later on, Ewer notes that if a quote feels unusually low, it could be worth questioning.
Communication is key, too. āIf youāre finding it difficult to reach them during the estimate phase, chances are it wonāt improve once the project starts,ā she said. Vague verbal agreements and informal quotes are also a red flagāevery detail should be documented in writing, from the timeline to the scope of work and payment schedule.
Ewer also suggests homeowners take the time to check references and ensure the contractor has an established business presence. Contractors who use only a cell phone or P.O. box may be hard to track down if problems arise. āAsk for local references and make sure to follow up,ā she recommended. āLook at more recent work, not just projects completed several years ago.ā
Other potential warning signs to watch for include:
