Megan Stultz Building Trust One Relationship at a Time

Trust is hard to earn in real estate. In a market full of listings, promises, and quick deals, the people who last are usually the ones who treat every client like a long relationship rather than a single sale. Megan Stultz is one of those people. She is the owner and Broker Associate at Southern Luxury Realty, and she has spent more than twenty years working in real estate across Texas. She graduated from the University of Texas at Austin in 2005, and her connection to the work runs much deeper than her degree. Megan lives in Montgomery County with her husband Ryan and their children, and her roots in the area reach back five generations. That history is part of why she does what she does. She does not just sell property. She helps shape the communities and lifestyles that surround it.

Over the years, she has worked in nearly every part of the real estate world, from brokerage and construction to development and luxury marketing. Today, she leads Southern Luxury Realty and also guides sales and strategy for Bluejack Realty. Her career has been built slowly, through experience, and that is what her clients seem to value most about her.

A Local Story Five Generations Deep

Megan’s interest in real estate came from her family. She has always been drawn to the area she calls home. For her, the work is personal. She knows the neighborhoods, the history, and the people, and that knowledge gives her a steady sense of what makes a place worth living in. It is the kind of understanding that cannot be learned from a screen.

Lessons From a Hard Market

Experience shaped the way Megan works. During the 2008 housing crisis, a stretch of work that taught her how quickly the market can change and how much careful guidance matters when it does, she handled more than two hundred foreclosure transactions. Over the years, she has also owned commercial properties, operated construction companies, and led a boutique brokerage. Each of those roles added another layer to how she sees a deal. She understands what creates lasting value because she has been involved in the planning, the building, the marketing, and the sale.

More Than Selling Homes

That broad background is what sets Megan apart. She brings a developer’s mindset to brokerage, which lets her advise clients, investors, and homeowners from a wider view than most agents can offer. “I don’t just sell homes, I help shape the communities and lifestyles that surround them,” she said. She works at the meeting point of real estate sales, luxury branding, and community planning. Still, she is clear about what matters most. “Relationships remain the most valuable asset in real estate,” she explained. Technology and data keep changing the industry, but trust and genuine service cannot be copied.

The Clients She Serves

Megan’s clients are buyers, sellers, investors, and families who understand that real estate is one of the biggest decisions they will make. Many of them come to her facing uncertainty about value, timing, or strategy. As she put it, “information is abundant, but trusted guidance is rare.” She helps them sort through the noise. For sellers, she builds marketing plans that give a property real exposure. For buyers, she offers market knowledge and steady negotiation. For investors, she shares insight into growth and long-term value. The outcome she aims for is simple. Her clients should walk away feeling confident in the choices they made.

What Comes Next

In 2024, Megan took full ownership of her brokerage and led the rebrand of Fairwater Westmont Real Estate to Southern Luxury Realty. Her husband, Ryan Johnson, has since joined the firm, and together they are building a family-led company rooted in local experience. She also continues to oversee strategy and sales for Bluejack Realty, including Bluejack Ranch in Aledo, Texas, a new luxury community taking shape outside Fort Worth. Her work in the luxury market speaks plainly. She holds the Certified Luxury Home Marketing Specialist designation as an Elite Guild Member, and she has been recognized among the Top 50 of North Houston Real Producers. Across the Bluejack communities, she has led resales and developer sales while her team has drawn strong interest and reservations at Bluejack Ranch, reflecting the pace of activity in these communities through the first half of the year.

For all the activity, what stands out about Megan is steadiness. She has stayed close to where she started, kept learning through every market, and built her work around people rather than single deals. That is the kind of trust that lasts.
