Annabel Kuppens is a real estate agent serving the Greater Seattle area, a region known for its distinct neighborhoods, each with its own character, style, and appeal. Her work centers on helping buyers and sellers move through the process with clarity, whether they are long-time residents, first-time buyers, or families arriving from another part of the world. She represents transactions across the region and has built a reputation for steady, patient guidance rather than pressure. For sellers, she brings a careful eye for marketing that draws serious buyers and keeps negotiations smooth. For buyers, especially those new to Seattle or the U.S., she acts as both agent and guide, helping them understand the Emerald City well enough to choose a corner of it they will genuinely want to call home. Much of her approach comes from a career she built long before real estate.
A Career Built at Sea
Before becoming an agent, Annabel spent 19 years working on cruise ships, eventually as a Guest Relations Manager on vessels that carried thousands of guests far from shore. That role shaped the way she works today. She learned how to listen closely, pay attention to small details, and take responsibility for people’s experiences during moments that mattered to them. Those habits carried directly into her real estate practice, where clients are often working through one of the biggest decisions of their lives.
“I come with my interpersonal relationship skills from my days of working in the cruise industry,” she said. “I used to work as a Guest Relations Manager, dealing with all people from various walks of life. This skill set makes me relatable to my clients by listening to what their needs are and, through that, I help them achieve their real estate goals.”
Working with Clients from Around the World
Her years of travel also gave her a comfortable familiarity with different cultures, which she leans on often. Many of her clients come from outside the United States, and some are new to Seattle entirely. Annabel walks them through the neighborhoods, explaining the character of each one, from local points of interests to downtown access, so they can decide where they actually want to live rather than where they think they should. For international buyers in particular, she becomes a guide to a new city as much as a real estate professional.
Helping Clients Who Are Not Yet Ready
A large part of her work involves clients who are not quite ready to buy when they first reach out. Some come in with low credit scores or other financial hurdles. Rather than turning them away, Annabel connects them with financial professionals who can help them prepare. “3 to 6 months down the line, when they are ready and some even longer, we were able to secure them a home,” she said. She stays with them through preparation, the search, escrow, and closing, and hands them the keys at the end. She also pays attention to being patient with her sellers who may not be ready yet and need to still work on their home to make it market-ready.
That willingness to wait with clients is one of the quieter parts of her practice, but also one of the most meaningful. It reflects the idea that the right home for buyers and the right time to sell for sellers is worth a patient process, and that the relationship does not have to end the moment a client advises them they are not ready yet.
Restoring Homes Beyond the Transaction
Outside of representing buyers and sellers, Annabel also runs her own company focused on acquiring distressed homes and restoring them. She has completed nine projects so far, each one bringing a worn-down property back into use. The work gives her a deeper understanding of what goes into a home beyond the listing, and it shows up in the way she talks to clients about condition, value, and the realities of ownership. This is also Annabel’s way of enhancing her community.
Credentials and Community
Her professional credentials reflect the range of clients she works with. She holds the Master Certified Negotiation Expert (MCNE) designation, the Accredited Buyer’s Representative (ABR) designation, the Certified International Property Specialist (CIPS) designation, and the Senior Real Estate Specialist (SRES) designation. She is also a member of the Asian Real Estate Association of America (AREAA). These different certifications allow her to work with either buyers or sellers in making real estate decisions and guide international buyers through the process of purchasing in the U.S., with deep knowledge in their corner.
Her commitment to community shows up in her personal life as well. Annabel has a family member born with special needs, and she is closely involved with the Cerebral Palsy Foundation, Northwest Child, and Seattle Children’s Hospital. She considers these organizations part of what makes Seattle a meaningful place to live.
What comes across in her work is a quiet consistency. She does not rush clients who are not ready, she does not oversell the homes she represents, and she does not treat the transaction as the finish line. She maintains strong connections even after sales are concluded. For Annabel, the goal is a client who feels at home in the place they have chosen, and for a seller, the goal is a client who feels comfortable with the terms of their sale.
That steady approach is what defines her work with buyers and sellers across the Greater Seattle market.
