The Quad Cities area has a real estate market unlike most others. Spanning two states, multiple school districts, and a patchwork of local laws and tax codes, it takes someone who truly knows the region to guide buyers and sellers through it all. Mary Schoon, a lifelong Quad Cities resident and top-producing agent at Ruhl & Ruhl, has made it her mission to do exactly that.
Mary grew up in the Quad Cities and went on to attend Augustana College, where she earned a bachelor’s degree in Mass Communications. She later completed a master’s degree in Special Education from Coe College. That background in education would go on to shape every part of her real estate career. The skills she developed as a teacher and coach translate directly into how she works with clients today.
From the Classroom to Real Estate
She entered the industry in 2015 and quickly made a name for herself. By 2016, she had earned QCARA Rookie of the Year. But it wasn’t the awards that drove her forward. It was the work itself. “My favorite thing about real estate is meeting new people and finding my clients their dream home,” she said.
What sets Mary apart is her approach. She sees herself less as a salesperson and more as a guide. With years of teaching and coaching experience behind her, she focuses on making sure her clients understand every step of the process. “I disrupt the industry by educating my clients about how to be successful in the QC market,” she explained. “From our initial meeting, whether buying or selling, I know how to communicate with clients so they understand how to set themselves up for success.”
Navigating a Unique Market

That communication is especially important in a market as complex as the Quad Cities. Buyers often look at homes in different states, each with its own rules, disclosures, and tax structures. Mary’s deep roots in the area and her commitment to staying informed give her clients a real advantage. She knows the school districts, the neighborhoods, and the small details that don’t always show up in a listing. When a family is weighing options across state lines, Mary can walk them through the differences in a way that actually makes sense.
Her client relationships start with listening. “Every client has their ideal outcome, and my job is to be empathetic and understanding of their needs and wants,” she said. “From my first initial conversation with the client, we discussed what their ideal outcome is and what is the path we need to take to get there. I focus on their pain points and goals so we can be successful together.” That focus on individual needs has helped her build lasting relationships with the people she serves.
Consistent Results and Recognition
Now in her fourth year with Ruhl & Ruhl, Mary has earned the title of Top Salesperson in both 2023 and 2024, along with Triple Diamond Club status. She is starting 2026 strong and hopes to continue that momentum throughout the year. She chose the brokerage for its solid reputation, strong technology, and local ownership. “Being locally owned, I feel we have a great pulse on the local market as well as the surrounding areas,” she said. Ruhl & Ruhl has been a fixture in the region for over 160 years, and Mary sees that history as a reflection of the values she holds in her own work. The company’s commitment to the community aligns with her own approach to serving clients with integrity.
Life Outside the Office
Outside of real estate, Mary lives in Bettendorf with her husband Brian and their three children, Evelyn, Patrick, and Duncan. She spends her free time with family and friends, often trying out new spots around the Quad Cities. You might catch her at Club Pilates, grabbing coffee at Dunn Brothers, or shopping at Von Maur. She has also recently picked up pickleball and, by her own account, will challenge just about anyone to a match. That energy and enthusiasm carry over into her professional life as well.
Mary Schoon is not trying to be flashy. She is simply doing the work, one client at a time, with honesty and care. In a market that demands local knowledge and clear communication, she has built a reputation that speaks for itself. For buyers and sellers in the Quad Cities, that kind of grounded, trustworthy guidance makes all the difference.
