Virginia “Ginger” Marphis has spent the last decade helping people buy and sell homes in Northern Nevada, but her approach to the work has never been typical. She runs one of the largest and longest-running investor communities in the region, teaches workshops, mentors other agents, and treats every client relationship as extending far beyond a single transaction.

Originally from the Bay Area in California, Ginger moved to Reno in 2000 with her husband, now of 31 years. They were looking for a better quality of life, and they found it. She has been working in real estate full-time since 2016, bringing a background in finance that helps her clients understand the numbers behind their decisions.

Leading With Education Over Transactions

“I disrupt the industry by leading with education, community, and transparency, not transactions,” Ginger explained. She founded and still runs Real Estate Investors and Landlords of Northern Nevada, a group where she brings what she calls “real conversations, real numbers, and real strategy” to people who want to understand property investment at a deeper level.

This focus on sharing knowledge rather than keeping it close has shaped everything about her business. As a mentor, coach, instructor, and team leader at Fathom Realty, she spends a significant part of her time helping other agents grow. She challenges what she sees as the traditional real estate model by prioritizing relationship marketing over lead chasing and collaboration over competition.

A Trusted Guide for Every Season of Life

Ginger’s strength lies in her versatility. Like a chameleon, she adapts seamlessly to the unique needs, personalities, and pace of each client she serves. While she works successfully with a wide range of buyers and sellers, she has found particular alignment with two distinct groups navigating meaningful life transitions.

First-time homebuyers often come to Ginger feeling overwhelmed, unsure of the process, and concerned about costly missteps. She meets them where they are, breaking down the market step by step, answering every question, and creating space for clarity before commitment. What begins as uncertainty steadily transforms into confidence.

At the same time, many of her clients over 55 are entering a different chapter, downsizing, relocating, or moving closer to family. These transitions involve more than logistics; they carry deep emotional significance. Ginger approaches these moments with patience, empathy, and thoughtful planning, ensuring each move unfolds at a pace that feels comfortable and empowering.

Recognition and Industry Expertise

The results have followed. While at Keller Williams Realty, Ginger received the Eagle Award, a peer nominated recognition for agents who demonstrate culture, character, and integrity beyond sales numbers. She was also named a Top Growth Partner for seven consecutive years. After joining Fathom Realty, she became the first agent in the company to achieve Free4Life status in under six months. Since 2016, she has consistently ranked among the top ten percent of producers in her market.

She holds several industry designations, including Certified Guild Luxury Agent through The Institute for Luxury Home Marketing, Real Estate Negotiation Expert, Certified Real Estate Investment Analyst, and Certified International Property Specialist.

Celebrating a Decade of Service

This year marks ten years of service in Northern Nevada, and Ginger is planning a client appreciation party to celebrate the milestone. She is also launching a new series of workshops and webinars focused on real estate education. Later in the year, she plans to reintroduce a program aimed at helping college and high school students learn about goal-setting, financial planning, and thinking more broadly about their futures. As she often notes, 90 percent of millionaires achieve their wealth through property ownership, and she believes that education should start early.

When she is not working or volunteering in the community, Ginger spends her time dancing West Coast Swing, enjoying the outdoor activities that drew her to the region in the first place, and spending time with friends and family.

Her business has always been built on the belief that real estate is a vehicle for growth, not just a transaction. After ten years, that belief has not changed.
