Sharon Hodnett on the Work That Keeps Clients Coming Back

Sharon Hodnett has spent thirty-seven years working in real estate, and most of that time has been spent in the same part of North Texas she knows by heart. She is based with Keller Williams Southlake and focuses her work across six cities: Southlake, Colleyville, Keller, Grapevine, Trophy Club, and Flower Mound. Over the years, she has also handled sales much further out, including Austin, San Antonio, and New Braunfels, often stepping in when another agent could not get a property sold. She works across residential, land, and commercial property, which is unusual for one person, and she covers a wide geographic area because her marketing reaches further than most. Away from work, she is a mother of five and a grandmother of thirteen.

She sings, plays the piano, and once performed in a trio with her two brothers at country clubs and wedding venues. She loves the theatre and musicals most of all. Before real estate, she trained in speech and drama, and she still credits that background for the way she carries herself in front of clients. Her path into the business began long before she earned her license, watching her mother work.

A Foundation Built Early

Sharon often says her real estate foundation was laid long before she held a license. She grew up watching her mother, a broker and a trailblazer in the early 1970s. She absorbed what the work looked like and learned early to show up prepared and unafraid. Her years in speech and drama shaped her, too. She compares the business to being on stage at all times, where you have to be upbeat, energetic, and fully present. “I am an advisor, a counselor, and an expert in real estate,” she said. That early training, she believes, still helps her today, and it shows in how steadily she handles the people she works with.

Solving The Problems Others Leave Behind

What sets Sharon apart, in her own view, is her ability to relate to almost anyone and her willingness to fight when a deal is at risk. She says she shines most when there is a problem to overcome. Buyers sometimes use less-than-honest tactics to push the price down after a contract is signed, and during the option period, she leans on her negotiating skills and trusted contacts to keep things together. “Keeping a deal together is my specialty,” she said. She also sells a great many homes that did not sell the first time around, and she answers her calls quickly because clients do not like to wait.

Marketing That Reaches Further

Sharon is not afraid to spend what it takes to market a home properly. She offers drone video, high-definition photography, aerial and floor plans, and placement on around three hundred sites. Several of her luxury listings syndicate internationally and appear through publications such as the Wall Street Journal, the New York Times, Robb Report, and the DuPont Registry. She also prepares a detailed room-by-room amenities sheet for almost every property, spending about three hours writing each one. She believes the listing description field is simply too small to capture everything a home offers, so she fills that gap herself and brings her sellers into the process for approval before a home goes active.

These days, Sharon also works with American Dream TV, where she is featured every other month on platforms including Amazon Prime, Apple TV, and Roku. She co-hosts with Julia Mitchell, an attorney she refers business. A recent feature covered Cowboys Golf Club in Grapevine, and past episodes have highlighted local business owners, community leaders, and causes such as an epilepsy charity. She wants to use the spots to showcase local business owners and help viewers understand the Dallas-Fort Worth area better. Her office also takes part in Keller Williams RED DAY, when agents give their time back to the community, and this year, they built and donated bikes.

The Awards, And What They Reflect

The recognition has followed the work. Sharon is a twelve-year winner of the Five Star Real Estate Agent award, a distinction given to only a small share of the agents who apply each year. She has received the Forbes Five-Star Legend Award, held by a tiny fraction of agents nationwide, and she was featured on the cover of Real Producers Magazine, an article she earned rather than paid for. She has been named among the ten best for client satisfaction in Texas, appears in D Magazine each year, and once made The Thousand, published by the Wall Street Journal. Her advice to newer agents is plain. Put in the hours, keep learning, answer your calls, and do not be afraid to fail.

After thirty-seven years, Sharon still treats the work as a full-time commitment, and she believes that is exactly why she is still standing where many others have come and gone. The awards matter, but the steadier story is the one her clients tell, of someone who shows up, returns the call, and stays until the deal is done.
