Roman Shulyak is a real estate broker based in Washington State. After thirteen years in the business and over three hundred million dollars in closed transactions, he recently launched his own brokerage, Kronos Real Estate, in partnership with the nationwide brokerage Side. Roman works with a wide range of clients, from first-time buyers navigating their initial purchase to seasoned investors building portfolios and high-end builders developing luxury properties. What ties all of his work together is a consistent philosophy: treat every client like they are the only one. In an industry where agents often juggle dozens of transactions at once, Roman has built his reputation on personal involvement and direct communication. He does not believe in handing clients off or letting details slip through the cracks. For him, real estate is not just about closing deals. It is about guiding people through one of the biggest financial decisions of their lives and making sure they feel supported every step of the way.

From Ukraine to Washington

Roman moved to the United States from Ukraine when he was eight years old, along with his parents and three younger sisters. He is fluent in three languages: Ukrainian, Russian, and English. Growing up in a new country with his family shaped how he sees hard work and opportunity. He was studying in college to become a nurse when he decided to take a different path. At twenty years old, he obtained his real estate license. That was thirteen years ago, and he has been in the business ever since.

Today, Roman has been married to his wife, Oksana, for eight years. They have two children, a four-year-old boy named Remi and a one-year-old girl named Amie. When he is not working, Roman enjoys taking his Porsche GT3RS to the track, playing basketball, going for runs, reading, and listening to podcasts. He is also active in his church and serves on the advisory board. Family and faith remain central to who he is outside of work.

A Hands-On Approach

What sets Roman apart in the industry is his commitment to being hands-on with every transaction. His goal is to create a VIP experience where every client deals directly with him throughout the entire process. He does not pass clients off to assistants or team members. He personally shows homes to buyers, which allows him to point out the positives and negatives of each property in real time. This direct involvement means clients get honest assessments and guidance from someone who knows the market inside and out.

“My goal is to have every client feel like I am their only client, even though I sell over sixty homes a year,” Roman explains. That level of personal attention is rare in an industry where volume often comes at the expense of service.

Preparing Homes for a Tough Market

In a challenging market, many sellers struggle to sell their homes. Roman helps them by creating a detailed game plan for what needs to be done before listing. He makes sure all repairs get completed, touch-ups are handled, landscaping is tidied, and the home receives a deep clean. Then he brings in staging with quality furniture that makes the property look its best. The aim is to have every listing absolutely ready before it hits the market.

Roman also invests heavily in high-end marketing when selling homes. This includes professional photography, video, dedicated home websites, and polished marketing materials. He believes that presentation matters, and he puts his own resources behind making sure each property stands out.

Launching Kronos Real Estate

Roman recently started his own brokerage, Kronos Real Estate, partnered with Side. The move gives him more control over how he serves his clients while still having the backing of a nationwide network. The brokerage continues to work with all types of clients, including high-end builders, first-time buyers, sellers, and investors. For Roman, launching Kronos was a natural next step after years of building a reputation for consistent results and genuine client care.

A Track Record of Results

His track record speaks for itself. Roman finished last year ranked number twenty-two among individual agents in Washington State for closed sales volume, according to Real Trends Verified. For two consecutive years, he closed over fifty million dollars in real estate sales as an individual broker. In 2022, he won the National Association of Realtors 30 Under 30 award and was named to 425 Magazine’s 30 Under 30 list. He was the top-producing agent at his previous office for more than five consecutive years. To date, Roman has closed over $300 million in real estate transactions.

Roman brings a steady, client-focused approach to real estate. He understands the stakes involved when people buy or sell homes, and he treats each transaction with the attention it deserves. His experience, personal investment in every deal, and consistent results have earned him the trust of clients throughout Washington State. More about his work is available through Kronos Real Estate.
