Debbie Wong never planned to stay in real estate. With two small children at home and law school on the horizon, she entered the field simply to earn tuition money without taking on debt. But something happened along the way. She developed a strong interest in the work itself, with helping first-time buyers navigate their purchases, with guiding families through upsizing and downsizing, with supporting homeowners facing foreclosure. The human side of each transaction drew her in, and more than 35 years later, she’s still there.
“For me, it’s all about the human aspect of the transaction,” Debbie explains. “People are not just a number to us. The relationship really matters.”
A Career Built on Consistency
Over three decades, Debbie has built a track record that has been recognized time and again. She’s earned recognition as a top producer year after year, even while serving as a working Selling Executive and former Broker co-owner of Better Homes and Gardens Real Estate and Corcoran Icon Properties. Today, she works alongside her daughter, Marla, as part of the Wong Real Estate Group, powered by Keller Williams Advisors, Peninsula Estates.
The awards have followed, including multiple years being recognized among top-producing Realtors company-wide and across San Mateo County, Real Trends acknowledgments, Yelp Awards, and more. But Wong doesn’t lead with accolades. She leads with process and attention to detail.
What Sets the Approach Apart

Debbie and her team don’t rush transactions. They focus on solutions and organization, bringing decades of transaction experience and marketing knowledge to every deal. Their philosophy is straightforward: they’d rather turn someone down than let someone down.
“We add value through our extensive transaction experience, marketing know-how, and attention to detail,” Debbie said. “For us, it’s not just about the money, it’s about providing full service.”
Clients come to them because each transaction is treated as unique and important. That commitment to the human process is the main reason referrals continue to come. People want to work with agents who view them as individuals, not numbers in a pipeline.
Staying Current Through Certification
Debbie’s commitment to professional growth hasn’t slowed. She and her team recently became Probate and Trust Certified, adding to existing certifications in Senior Real Estate and serving clients going through divorce. These specializations allow them to handle sensitive situations with the care and expertise they require.
āI want to share that I am not slowing down at all. Together with my daughter, I have formed a dynamic team of agents focused on a service-first business model rooted in care and compassion. We guide families through difficult life changes such as the loss of a loved one, probate and trust sales, senior downsizing, and divorce. Giving back through community service and mentoring newer agents is an important part of who we are.ā
Her advice to clients centers on preparation and openness. First, have an outcome in mind so a clear plan can be created to achieve it. Second, be willing to receive information that could help maximize return on investment, whether that’s time or capital. Third, consider the team a resource, not just a service provider.
Faith, Family, and Moving Forward
Debbie credits her family and faith as the foundation for her approach to business. Remembering humble beginnings has kept her perspective sharp and gratitude present. The work has never been about ego or chasing status. It’s been about serving others and doing the right thing.
She’s learned some hard lessons, too. Early in her career, she realized the importance of recognizing who she could truly help and when it was time to step away from a situation that wasn’t the right fit. That clarity has served her well.
Looking ahead, Debbie is focused on mentoring. She and her team enjoy helping others learn and grow in the business, supporting new agents on their path to success. The goal isn’t just personal achievement anymore. It’s about lifting others along the way.
After 35 years, Debbie Wong’s approach remains largely unchanged. Real estate is about people. Transactions involve homes, yes, but they also involve lives, transitions, and trust. That’s the foundation her business was built on, and it’s the foundation that has kept clients coming back and referring others. Simple, steady, and grounded in what matters most.
