Built to Last, Jerry del Rio's Twenty-Five Years in Real Estate

In a market that keeps growing larger, Jerry del Rio has chosen to stay small on purpose. She is the Broker and Owner of Del Rio Real Estate, Inc., a boutique brokerage she founded in Baton Rouge in 2001. This year marks the company’s twenty-fifth anniversary, and for Jerry, it also marks her twenty-fifth year as a woman running her own independent brokerage. She has spent thirty-seven years in real estate, but her connection to this city goes back much further than that.

Jerry graduated from Southeastern Louisiana University, the kind of beginning that ties a person to a place for good. Before she ever sold a home, she built a career in nursing, and the relationships she formed in both parts of her life became the base of everything she does today. She is a mother of four and a grandmother of thirteen. She served as President of the Greater Baton Rouge Board of Realtors and was named one of the city’s Influential Women in Business. What follows is a look at how she built something that lasted.

Staying Niche When Everyone Else Got Big

While much of the industry has folded into mega franchises with thousands of agents, Del Rio has stayed boutique by choice. Jerry runs a small, carefully chosen partnership out of an office on Bluebonnet Boulevard, and each agent brings deep local roots and a real commitment to careful service. “We don’t compete on volume,” she explained. “We compete on relationships, market knowledge, and experiences.” That focus has shaped the company from the start, and it remains the reason clients return.

A Network Built Over a Lifetime

What sets Jerry apart is the depth of the network behind every deal. Having grown up in the city, graduated from Baton Rouge High, and spent years in nursing before real estate, she has built connections in nearly every corner of Baton Rouge. Those relationships turn into real help for clients, whether that means finding the right contractor, the right banker, or simply the right neighbor. As she put it, clients tap into a Rolodex that a transplant or a national franchise agent cannot easily replicate.

The People She Leads With

Jerry does not run the brokerage alone. She brought on Heather Civello as her first partner, a world traveler with a strong eye for design who connects naturally with luxury clients. Later, she added Miriam del Rio, her daughter-in-law, as the third partner. Together, the three women lead the company, a setup that is rare in this field. Jerry sees the partnership as one of her proudest accomplishments. The blend of experience, family, and a feel for the higher end of the market is what she believes makes Del Rio different from anyone else nearby.

Helping Clients Through the Hard Moments

Most of Jerry’s clients come to her at turning points in their lives. They are relocating, upsizing for a growing family, downsizing after the children are grown, handling an estate, or finally buying the luxury home they worked years to earn. The stakes are high, and the process can feel overwhelming. Jerry says clients need a broker who sees problems before they arrive, negotiates hard for them, and treats their home as if it were her own. Her team has helped people sell and buy on the same day under difficult conditions, and she brings a careful, market-informed pricing strategy to every listing. For luxury clients, she understands that a multimillion-dollar home is sold in a very different way than a starter home.

Looking Toward the Next Twenty-Five Years

The anniversary year brings change. Del Rio is rolling out a full rebrand, updating its identity while keeping the heritage built since 2001. The company is also moving further into the luxury part of the Baton Rouge market, a shift that fits Heather’s design-driven approach. Adding Miriam has made Del Rio one of the only women-led, family-rooted boutique brokerages in the region. The team is also preparing for a feature in The Scout Guide.

Across virtually every premier neighborhood in the area, from Country Club of Louisiana to Walden, University Club, and Bocage, Jerry’s agents have closed deals. But the part she values most is harder to measure. It is the experience, and the long relationships with families who now bring their children’s first home purchases to her. That, she says, is the real proof of what she has built.
