Spend five minutes with Kristin Goicoechea and you’ll notice two things. First, she genuinely loves what she does, the energy is impossible to miss. Second, she will remember the name of your dog, the layout quirk that’s been bugging you about your current kitchen, and the exact reason you’re nervous about building. That combination of warmth and near-obsessive attention to detail is exactly why, in Idaho’s fast-moving Treasure Valley, so many families hand her the biggest decision of their lives.
The market here moves quickly. Luxury homes, custom builds, and lifestyle-driven communities keep redefining the region, and in that kind of growth, trust becomes one of the most valuable things an agent can offer. Kristin has built her entire career around that idea. She works as a Realtor with Boise Premier Real Estate and serves as a sales leader for Highland Homes, where she focuses on luxury new construction and custom home sales across the region.
But her work goes well beyond showing properties. She walks with clients through the full custom home building process, starting with lot selection and staying with them until the keys are in hand, and usually well past that, because for Kristin, every relationship is meant to last long after closing day.
Guiding Clients Through a Major Decision
For Kristin, real estate is rarely just a transaction, and honestly, she’d be a little offended if you called it one. She describes it as one of the most significant investments a person will make, and she treats it that way.
“I don’t simply help clients buy a home,” she said. “I guide them through one of the most significant investments of their lives with transparency, education, and expert advice.”
That investment shows up in the small things. She sets clear expectations early, keeps clients in the loop (sometimes before they even know there’s a loop), and takes the guesswork out of a process that can feel confusing. Her understanding of both real estate and the construction process allows her to simplify complex decisions, anticipate challenges before they become problems, and help clients feel genuinely confident every step of the way. Getting things right isn’t a slogan for her, it’s closer to a personality trait.
Where Construction Knowledge Meets Real Estate
One of Kristin’s greatest differentiators is her ability to bridge the gap between luxury real estate and custom home construction. By the time most buyers meet a designer, Kristin has already helped them evaluate lots, redraw floor plans, rethink rooflines, understand engineering implications, and make dozens of decisions that will shape how they live for years. She isn’t simply selling a home, she’s helping build it.
Few agents bridge those two worlds. That perspective helps her catch problems before they grow and turn overwhelming decisions into manageable ones. Clients don’t have to learn a new language to follow along, because she meets them where they are and keeps things plain, usually with a laugh mixed in. Building a home is serious business, but Kristin has never believed it should feel that way every minute.
Steadying Clients Who Feel Overwhelmed

Many of her clients are facing a major financial and emotional decision at the same time. Some are building a custom home, some are relocating to Idaho, and others are buying a luxury property. They often feel uncertain about costs and timelines, and worried about making the wrong call.
Kristin sees her job as steadying that experience, equal parts expert, translator, and cheerleader. She communicates clearly, sets realistic expectations, and stays present from the first conversation to the final signature.
“My goal is to make the experience as seamless, transparent, and enjoyable as possible while ensuring they feel informed and supported every step of the way,” she said.
That word — enjoyable, is one she takes seriously. Luxury homes can be beautiful. Custom homes can be extraordinary. But neither matters if the experience of building them is stressful. Kristin believes clients should enjoy creating the home they’ve imagined for years. That’s the standard she brings to every project, and it’s why so many of her clients become lifelong friends, repeat clients, and enthusiastic advocates.
A Decade of Steady Growth
Kristin’s history with Highland Homes goes back to August 2015. When she joined, the company generated roughly $3–4 million in annual sales. Today it’s on track to surpass $40 million. While she’s quick to credit the entire team for that growth, she’s been one of the driving forces behind establishing Highland Homes as one of the Treasure Valley’s premier luxury builders.
Ask her about the numbers, though, and she’ll steer you somewhere else entirely.
“Success isn’t measured solely by sales volume,” she said. “It’s measured by the trust clients place in us, the homes we create together, and the relationships that continue long after move-in day.”
Recognition and a Full Life
That work sits inside a company that keeps earning attention. In 2024, Highland Homes received seven awards at the Boise Spring Parade of Homes for its Madison Estate and Patterson Grand Estate entries. In 2025, it took Best Overall for The Creekside, a 13,704-square-foot luxury estate in Eagle in the $5.7 million and above category. The following year it repeated the honor, winning Best Overall again for The Highland Ranch, an 11,933-square-foot estate.
Kristin sees these as the work of a team rather than personal wins, and she lights up talking about her colleagues more than the trophies. “Such incredible human beings working respectfully and supportively alongside each other every day,” she said. “It rarely feels like work.”
Away from the job, she’s a wife, a mom, a dog lover, and a self-declared Idaho enthusiast. She loves fishing, traveling, good wine, and long evenings with family and friends, ideally some combination of all four.
For the people who work with her, the appeal is simple. Kristin shows up with energy, explains the process without the jargon, cares like it’s her own home on the line, and stays until the keys are in hand. In a market full of big decisions, that kind of warm, steady presence is what people remember, and what keeps them coming back.
