In an industry often focused on closing deals, Mikki Cardoza has built her practice around something different: the emotional and personal journey her clients experience during major life transitions.

As a Broker Partner and Director of Education at Corcoran Icon Properties, an independently-owned and operated affiliate of Corcoran Group, Cardoza oversees the professional development of more than 650 agents across Northern California. But she has never stepped away from working directly with Buyers and Sellers throughout Sonoma, Mendocino, and Humboldt Counties, where she has been practicing since 2001.

Before joining Corcoran Icon, Cardoza founded and grew MikkiMoves, a boutique brokerage that reflected her client-first philosophy. When she merged with Corcoran Icon, the goal was to extend her reach and impact while maintaining the same approach that had defined her work from the beginning.

A Different Approach to Home Transitions

“It’s not about the deal, it’s about the life journey of the client,” Cardoza said. “I see my role as a sort of doula for home transitions. Our clients are making a big move financially, physically, and emotionally. It’s nice to be their guide on this soul-searching adventure.”

That perspective has earned her a reputation for understanding what her clients need beyond the contract. Clients have described her as a “house whisperer,” someone who helps people find not just a property, but the right next step in their lives. She brings a heart-centered, service-driven approach to every transaction, focusing on the deeper meaning behind the move rather than simply the mechanics of buying or selling.

Solving the Challenge of Simultaneous Buying and Selling

Most of her clients are moving from one home to another, and Cardoza has developed a specialty in coordinating both sides of that equation. She works to sell the old house quickly while negotiating favorable terms on the new one, managing contracts and timelines so her clients can move seamlessly without the stress of temporary housing or double moves.

“I don’t want them to move twice,” she explained. The coordination requires careful timing and strong negotiation skills, but the result is a smoother experience during what is often one of the most stressful periods in a person’s life. Her strategies focus on advocacy for her clients at every step, ensuring they get the best deal possible while keeping the entire process aligned.

Cardoza also brings a service-driven ethic to her work through Giving on the Move, a program she created that donates a portion of her net proceeds to a nonprofit chosen by her client. It reflects her belief in approaching real estate with wisdom, truth, and grit, and in giving back to the communities she serves. For her, every transaction is an opportunity to make a broader impact beyond the individual sale.

Balancing Multiple Roles With a Commitment to Service

Her credentials include being a ZipForms Certified Trainer and a former board member of the North Bay Association of REALTORS. Today, she balances multiple roles as a shareholder, broker partner, director of education, and team lead for Mikki’s Momentum Team. She also teaches and hosts Icon Academy, a program for people pursuing their real estate licenses. Despite these responsibilities, she continues to maintain an active sales practice.

Cardoza does not participate in industry awards because of her partner role, but her impact is visible in the agents she trains and the clients she serves. Her work influences how hundreds of agents across Northern California approach their own client relationships, spreading her philosophy of care and intentionality throughout the region.

As the Corcoran network expands its reach globally, she remains focused on the work that matters most to her: helping people navigate the emotional and practical realities of moving from one chapter of their lives to the next. The brand’s growth reflects its commitment to trusted service and strong local expertise, values that align closely with how Cardoza has always practiced.

For Cardoza, real estate is not about flash or volume. It is about showing up with care, listening closely, and guiding people through transitions that matter deeply to them, helping them on their real estate journey.
