David, can you share how you started Augello Homes Keller Williams and what inspired your passion for real estate?

Working in customer service for over 20 years at one of Florida’s most beloved grocers taught me the value of genuinely connecting with people. I’ve always enjoyed helping others, and real estate was the ideal way to combine that with my love for problem-solving. Buying or selling a home is a life-changing event, and being part of that journey is a privilege. Starting Augello Homes Keller Williams was my way of putting people first and helping everyone have a smooth, enjoyable experience.

Your philosophy emphasizes the ‘why’ over the ‘now’ in real estate decisions. Can you walk us through your process of identifying and prioritizing a client’s ‘why’ when making real estate decisions?

Absolutely. Understanding a client’s “why” is the heart of my work. Are they moving for a new job, to be closer to family, or maybe downsizing after retirement? Life transitions often drive real estate decisions, and it’s my job to listen and understand what matters most to them. Try not to dwell on the “now.” Interest rates will go up and down through the years. The “why” is the foundation for finding a home that truly fits their life. Focus on what’s important, and everything else will work itself out.

When buying a home, you often stress the importance of location over interior features. Please elaborate on why location is critical in real estate decisions.

Of course. Having the ideal house is rare. A home can be remodeled, but the location is permanent. It affects everything, from your commute to your lifestyle to your happiness. Tampa Bay Area has many unique neighborhoods, from vibrant waterfront communities to quiet streets under grand oaks. Finding a location that fits your daily life and plans is always my priority for clients.

Understanding neighborhoods beyond property listings is a unique focus of yours. How do you help clients get a true sense of potential neighborhoods during their search?

Having a local expert is crucial. Browsing online only provides you with some information. I recommend making three drives at different times of the day in a neighborhood you’re interested in. This gives you a good idea of what to expect when living there. I always tell clients to take your time. Check out the local parks, restaurants, and schools. I also offer personalized tours to point out hidden gems and answer questions. Knowing the community helps you feel confident about your decision, and that’s something online listings just can’t provide.

Your proactive communication style is highly praised. How do you make clients feel informed and supported throughout the buying or selling?

Communication is my focus during the home buying and selling process. This is an essential part of my clients' lives and my priority. I make it a point to stay one step ahead. My clients always know what’s happening and what’s coming next. I respond quickly, follow up on every detail, and keep them updated every step of the way. Real estate may feel overwhelming, but the process becomes exciting and enjoyable when informed and supported.

What advice would you give to families or individuals navigating the current real estate market for the first time?

Browse the neighborhoods online before looking at properties. This will narrow your search and make it easier when you start looking at houses, but don’t stop there. Visit in person to get a feel for the area. Always have a Realtor representing you when selling and buying. I like to say that you wouldn’t describe yourself in the courtroom. Having someone in your corner will get you a much better result. Buying or selling a home should be a positive experience, and with the proper guidance, it will be. Published by Drake M.
