Kristin Beran Krupp has been licensed for over twenty-one years, and in that time, she’s built a reputation that reaches well beyond her home market of Richmond, Virginia. As Managing Partner of The Beran Group, she leads a well-known team at Shaheen, Ruth, Martin & Fonville Real Estate, a boutique firm with around 200 agents that collectively sells nearly $1 billion in real estate each year. Her team is RealTrends Verified and ranks among the top 25 real estate teams in the Commonwealth of Virginia for both sales volume and closed transactions, with more than $60 million in annual production.

Kristin was one of the youngest Presidents of both the Richmond Association of REALTORSĀ® and CVR MLS, and in 2024, she was honored as the Richmond REALTORĀ® of the Year. She co-founded one of the region’s first real estate teams, a move that helped set the tone for how collaborative, high-performing teams could operate in Metro Richmond.

A 360-Degree View of the Industry

What sets Kristin apart is the breadth of her experience. She’s worked in day-to-day sales, managed a high-performing real estate office, consulted with local and national builders, including the number one builder in the nation by units, and guided corporate relocations for Fortune 500 companies. Now, she partners with AR Homes Richmond to deliver a bespoke new construction experience. She’s also a state-licensed instructor and a sought-after speaker, continuously coached by the number one real estate coaching organization in North America.

“I disrupt the industry by refusing to treat real estate as a simple sales job and instead approaching it as a serious, highly specialized advisory profession,” Kristin said. She’s focused on developing a deep, carefully curated skill set so her clients can make confident decisions in complex, often emotional moments. She believes in elevating the profession one client at a time by telling the truth even when it’s hard, delivering a concierge-level experience, and staying in a relationship with clients long after closing.

Serving Clients Who Value Clarity and Strategy

Kristin’s ideal clients are successful, busy people who understand how important their move is but feel overwhelmed by the stakes, the options, and the noise in the market. They’re worried about overpaying, leaving money on the table, or making a decision they’ll regret, especially when it comes to luxury homes or building a custom home from the ground up.

She helps by bringing clarity, strategy, and a calm, seasoned perspective to every step, from pricing and preparation to new construction planning, design decisions, and timing the sale of their current home. Because of her deep builder and relocation experience, she acts as both advisor and project manager, assembling the right team, anticipating issues before they arise, and protecting their time and investment.

Leading a Team That Leads Others

Kristin believes you aren’t a true leader until you help develop other leaders. The Beran Group includes trailblazers like Tondra Devarel, who will serve as President of the Virginia Women’s Council, and Heather Placer Mull, who was selected to serve on the Virginia Association of RealtorsĀ® Board of Directors. The team also includes creatives like children’s book authors Mair Downing, Heather Placer Mull, and Ryder Mull, who bring heart, education, and storytelling into the way they serve.

Kristin is also launching a new podcast, “Unfolding with Kristin Krupp,” which grows directly from the work she does every day. After sitting at kitchen tables and walking homes with hundreds of people over her 21-year career, she’s creating a platform to highlight real people, their turning points, and the courage it takes to design a life that feels authentic. Kristin lives in Richmond with her husband, Bryan, and their son, Anders.
