For buyers, particularly first-time homeowners, veterans, and professionals entering the market, India takes an educational and strategic approach. Many clients assume homeownership, especially new construction, is out of reach. India breaks the process down step by step so clients understand their options and can move forward with confidence.

A recent transaction illustrates India’s approach to client advocacy and education. She represented a veteran purchasing a newly constructed townhome in Prince George’s County. When they first connected, the buyer believed that owning a new construction home was beyond reach and had largely dismissed the possibility.

Rather than focusing solely on available inventory, India worked to help the buyer understand the programs, benefits, and strategies available to them as a veteran. She coordinated closely with the builder, lender, and settlement team to navigate the process and identify opportunities that aligned with the buyer’s goals.

One key component involved ensuring the buyer’s eligibility for a 100% disabled veteran property tax exemption was recognized and properly incorporated into the transaction. By proactively addressing details that could affect affordability and long-term ownership costs, India helped create a smoother path to closing.

For India, the transaction represented more than the purchase of a home. It reflected her broader philosophy that many consumers are closer to homeownership than they realize when they have access to the right information, guidance, and advocacy.

“I help buyers realize what they never thought was possible,” India said.

For the client, the experience reframed what homeownership at that level looked like with the right preparation, financial awareness, and guidance.

Beyond real estate, India and her husband are partners in The Ultimate Brands, a portfolio that includes a barbershop, salon suites, real estate investments, rental properties, and fix-and-flip projects. She does not just sell real estate. She owns it, invests in it, and builds it.
